"Who does what" I think probably covers everything. You need to know if the roof leaks who fixes the roof? If the delivery guy backs into your store front and breaks the window, who fixes the window or the over-hang that he bumped into? All of these things should be included as part of common area maintenance (CAM) costs. You should understand what CAM costs include, what you're paying for and what you're getting. One of the things that should be understood is taking. In our state "eminent domain" is now a major topic and you need to know where you stand if there is a taking in your shopping center. What does the lease says about what happens if the city or county or the state comes in and takes half of your parking lot? What do you do? What do you get? Where do you go? |
